1ROPF (First Real Estate Open-Ended Mutual Fund) is a company that is financed by the First Real Estate Open-Ended Mutual Fund.
We are a residential real estate investment fund that offers investors stable returns through the financing and execution of well-prepared projects. We invest capital in opportunities where we can actively manage risk, oversee progress, and create real value — whether through our own development or by providing capital solutions for other developers.

We work with fixed limits: conservative LTV, minimum pre-sales, and for completed assets, we check the ability to repay from stabilized revenues. We also pay attention to diversification — no project or city district may dominate the portfolio.

Investments are subject to independent oversight, external valuation, audit and managed custody. We report quarterly, clearly and with explanations of deviations, not just formal numbers.
We support meaningful ESG — energy savings and upgrades that reduce operating costs and expand the buyer base.
